Project Manager Responsibilities include:

  • Regular meetings with owner's, or their representative, project design team and others as appropriate
  • Prepare and track action items, change orders, and supporting documents
  • Maintain schedules, subcontract agreements and insurance, purchase orders
  • Accounting liaison for accurate reporting
  • Project close-out including operating and maintenance manuals, warranties, guarantees

Pre-Construction Management

Creekside Builders offer the pre-construction management planning and coordination necessary to meet the owner's schedule, cost and design parameters. Conceptual planning, schematic design and design development input is provided as the contractor becomes an active team member with the owner, architect and planners. Services include:

  • Design review and evaluation
  • Plans and specifications
  • Estimating and budgets

Progress Billings:

  • Creekside Builders will evaluate subcontractor request for payment for validity of work completed and make recommendations to the client for the proper amount. Creekside Builders have always paid subcontractors on time.

Schedule Control:

Creekside Builders is committed to achieving and improving the scheduled completion date. Creekside Builders onsite program includes:
Management of the construction effort

  • Management of subcontractors and their schedules by controlling the duration of tasks.
  • Prepare updated weekly schedules.
  • Coordinate through management the direct work efforts of all subcontractors.
  • Conduct pre-construction conferences.
  • Hold subcontractor performance and planning briefings.
  • Coordinate and confirm long lead deliveries.
  • Coordinate and minimize interface problems. Problems that do arise are addressed immediately and recovery plans are implemented so as not to affect completion dates.

Estimating:

Creekside Builders owners, have years of combined estimating skills. Our years of hands-on experience allow us to identify areas where significant cost savings can be utilized to produce true savings for the client. Creekside Builders will provide estimates on conceptual plans, schematics, and through the design development, that way keeping the clients fully aware of all costs at each phase of development. Thus, the costs are known at all times.

Value Analysis:

Creekside Builders will explore every opportunity to reduce the overall cost, and not sacrifice the quality of the proposed construction system. We will compare multiple systems and make suggestions based on quality, performance and maintenance

Sub-Trade Process:

  • Creekside Builders operate on a team concept ensuring client service, quality, responsible subcontractors and competitive pricing. This allows the client to maximize their investment. Our process is as follows:
  • Solicit and pre-qualify bidders based on their experience, reputation and financial strength. The process and final selection should include both the design team and the client.
  • Thoroughly review the documents and instruct the bidders as to their scope of work. Through many years of experience, this review has identified potential construction problem areas.
  • Review all subcontract proposals for scope and accuracy. We also encourage the architect and client to participate in this process.
  • Prior to sub-trade award, we thoroughly review insurance requirements and their implementation again to insure the client's best interests are not being compromised.
